About Escrow Services
As an Escrow Agent, Ohio Title Corporation is a neutral third party who can
assist in complying with the terms of a purchase agreement between buyer and
seller. We also ensure compliance with lenders’ closing instructions in a
purchase or refinance situation. Ohio Title can also handle all of the monetary
disbursements to be made in connection with a closing.
The three types of closing handled by our office are as follows:
Purchase Transaction
Involving both a buyer and seller, Ohio Title will perform all the necessary
work to get the closing completed. This includes ordering mortgage payoffs,
termite reports, gas line warranties, home maintenance plans, mortgage location
or pin surveys, and preparation of the final settlement statement, and
disbursements of funds.
Refinance Transaction
Involving the current owner and new lender, Ohio Title performs all the
necessary work to get the transaction closed and disbursed. Even without a new
buyer, all the same possible encumbrances apply in the negotiation of a new
loan.
Commercial Transaction
Ohio Title has some of the best commercial closers in the area. We are
experienced in all types of commercial closings including chain
stores? restaurants? apartments, strip malls, etc.
